Attic ventilation is the least glamorous line item on a roofing estimate and one of the most consequential in this climate. Without balanced intake at the soffit and exhaust at the ridge, a Florida attic becomes a hot, humid box that cooks the underside of the deck, shortens shingle life, drives up cooling costs, and creates the conditions for condensation and mould on the sheathing.

A very common failure we hear about: a new ridge vent was installed but the soffit intake is blocked by old insulation or was never adequate. Exhaust without intake does not ventilate anything. If a contractor is quoting a ridge vent, ask them what they found at the soffits.

Gutters matter for a different reason. Our rainfall arrives in short, intense bursts, and undersized or clogged gutters overflow straight down against the fascia and the foundation. That is a wood-rot and a settlement problem more than a roof problem, but it starts at the roof edge.
