What to do right now
- Move furniture and electronics out from under the leak and put down buckets or a tarp.
- If the ceiling is bulging with trapped water, place a bucket underneath and pierce the low point with a screwdriver, a controlled release does far less damage than a collapsing ceiling.
- Kill power to any circuit near the water at the breaker panel. Do not touch wet fixtures.
- Photograph and video everything before anything is cleaned up or repaired, ceiling, walls, floor, contents.
- Call a licensed roofer for a temporary dry-in. Do not climb onto a wet roof yourself.
- Notify your insurance carrier promptly, and start a folder for every photo, invoice and message.
Why roofs leak in Northeast Florida
Almost every leak we hear about in Yulee starts at a penetration rather than in the open field of the roof. Plumbing vent boots are the classic one: the rubber collar goes brittle under years of Florida UV, splits, and lets water run straight down the pipe into the attic. Skylight perimeters, HVAC curbs, valley terminations and the wall-to-roof transition on a porch or an addition are the other repeat offenders.
The second cause is wind-driven rain. Our summer storms arrive with strong gusts ahead of the rain, and a covering that is perfectly watertight in a vertical downpour can let water travel uphill underneath it when the wind is pushing. This is why the underlayment, the secondary water barrier, matters so much on a Florida re-roof, and why a roof can leak in one storm and not the next.
Do not wait on it
The humidity here turns a small leak into a mould problem faster than most homeowners expect. Wet insulation stays wet, wet drywall stays wet, and remediation routinely costs more than the roof repair that would have prevented it. Get the water stopped, get the cavity dried and get moisture readings taken before anything is closed back up.
Insurance and licences
Report the loss to your carrier promptly and ask them directly what their timeframe is, do not rely on a number you read online, and confirm the current deadline with your insurer. Sudden accidental damage is treated very differently from long-term wear, so the documentation you gather in the first hours genuinely matters.
